The introduction service allows landlords to manage their properties directly but saves landlords time by being introduced to quality, vetted tenants that we have available through our vast network and database. This allows landlords to ensure their properties are let at all times ensuring a regular flow of income and reducing downtime risks. It is important that all legislative requirements are met before a tenancy is to commence.
Example: On a 12-month long let, where your property is let for £1500 rent per month, and the service level chosen is Introductory the relevant fee will be taken upfront of one month’s rent.

Before the commencement of the tenancy, we do ensure tenants set up a standing order making sure payments are made on the contractual date. If the tenant is late on rent we send rent arrears letters, contact the tenants and if needed visit the tenant to make sure payment is made.
For example, on a 12-month tenancy where your property is let for £1,500 per month, and the service level is at rent collection, the relevant fee would be £120 – 8% of the property rental. Our commission over the 12 months will be £1,440 (£120 x 12 months).

No further fees are charged as agreed in your contract.
One of our property consultants attends all viewings that have been prior arranged with landlords to ensure convenience for all parties. You do not need to be available for viewings. We ask you to inform us prior and provide us with suitable access including keys.
An EPC (Energy Performance Certificate) measures the energy efficiency of a property using a scale of A-G and is valid for 10 years.
A Gas Safety Certificate is a legal requirement to have a annual gas safety check on all gas appliances and flues that you provide in a rental property.
A fee will be charged on the letting value for the year plus a management fee. For example, on a 12-month tenancy where your property is let for £1,500 per month, and the service level is at full management, the relevant fee would be £150 – 10% of the property rental. Our commission over the 12 months will be £1,800 (£150 x 12 months).
The standard rate for a tenant to pay is between 4 and 5 weeks’ rent. This is managed by the Deposit Protection Scheme, a government requirement. Both tenants and landlords will receive confirmation from the Deposit Protection Scheme within 4 weeks of payment.
All deposits being paid by a tenant are registered with a recognised deposit protection scheme within 30 days commencing of a tenancy. Guaranteeing that any deposit disputes will be dealt with efficiently by an independent third party.
